Job Responsibilities
● Project Analysis:
– Thoroughly reviews project plans, specifications, and scope of work to understand project requirements and potential challenges.
– Understands project logistics and project schedule.
● Quantity Takeoffs:
– Reviews accurate quantity takeoffs and materials pricing.
● Cost Estimation:
– Plans and coordinates the production of project costs.
– Develops scope sheets for the portion of work assigned.
– Develop detailed cost breakdowns for labor, materials, equipment, subcontractors, and contingencies, considering market trends and current pricing.
– Prepares estimates at different levels of completion (conceptual, Schematic, DD, CD, etc.)
● Cost Analysis:
– Compares and analyzes subcontractor bids.
– Analyze post-bid project performance to identify areas for improvement and refine estimating practices
● Subcontractor Management:
– Maintains and develops relationships with the subcontractor community.
– Solicit bids from subcontractors, evaluate their proposals, and negotiate pricing to achieve the best value.
– Communicates with interested bidders to ensure pricing of complete scope of work.
– Conducts outreach to potential bidders to ensure trade coverage.
● Risk Assessment:
– Identify potential project risks and incorporate appropriate contingency measures into the estimate
● Bid Preparation:
– Collaborates with the Estimating Team during important bid milestones (i.e., kick-off, bid review, bid day)
– Works with the Preconstruction Manager to establish a bid team with assignments.
– Reviews and understands all bid documents and assesses project risks
– Prepares and compiles all cost elements into a comprehensive bid package, including proposal documents and presentations for client review
– Compares and analyzes competitive subcontractor and supplier bids.
– Monitors and ensures compliance with diversity participation goals.
Training and Education
● Understanding of Bluebeam, Excel, and BuildingConnected
● Experience estimating projects over $5 million.
● Excellent written and oral communication skills
● Teamwork: Ability to collaborate effectively with cross-functional teams
